Yes. Listing your property on Cavendish Knight is and always will be completely free. We make money from optional upgrades — not from your sale. No credit card is ever required for a Basic listing.
You pay once at the time of upgrading. There are no recurring fees and no commission payable on completion. Payment is processed securely via Stripe. Verification upgrades activate within 48 hours of ID check completion.
Estate agents typically charge 1–3% of the sale price plus VAT, payable on completion. On a £285,000 property at 1.5%, that's £5,130. With Cavendish Knight, you pay £0 commission. The verification fee (if chosen) is a maximum of £79 — a saving of over £5,000.
Enhanced verification requires a government-issued photo ID (passport or driving licence). Premium additionally requires proof of address and includes a Land Registry title check. All verification is handled securely — documents are used only for verification and never shared.
