How Stamp Duty Works

SDLT is a tiered (banded) tax — you only pay each rate on the portion of the price that falls within each band, not on the full price.

For example, on a £300,000 home you pay 0% on the first £125,000, 2% on £125,001–£250,000, and 5% on £250,001–£300,000.

🏠 First-time buyer relief: No SDLT on properties up to £425,000. On properties £425,001–£625,000 you pay 5% only on the amount above £425,000. Relief does not apply to properties over £625,000.
