These Terms and Conditions govern your use of the Cavendish Knight platform operated by Cavendish Knight Ltd, a company registered in England and Wales (company number 12345678).

By registering or using the platform you agree to these terms. Please read them carefully.

1. The platform

Cavendish Knight provides a marketplace enabling private sellers to list residential properties and buyers to search for and enquire about those properties. We are not an estate agent, we do not act on behalf of buyers or sellers, and we do not provide advice on the value of any property.

2. Eligibility

You must be at least 18 years old and resident in the United Kingdom to use the platform. By registering you confirm that the information you provide is accurate and complete.

3. Listings

Sellers are solely responsible for the accuracy of their listings. All listings must: accurately describe the property and its condition; not contain misleading, false or fraudulent information; comply with the Consumer Protection from Unfair Trading Regulations 2008; and include all material information required under the Property Misdescriptions Act.

We reserve the right to remove any listing that we believe violates these terms or applicable law.

4. Fees

Basic listings are free of charge. Enhanced verification (£29) and Premium verification (£79) are optional paid upgrades. All fees are non-refundable once verification has commenced. Partner subscriptions are billed monthly and may be cancelled at any time with effect from the next billing date.

5. Prohibited conduct

• Listing a property you do not own or have authority to sell
• Creating fake or duplicate accounts
• Sending unsolicited marketing to other users
• Attempting to circumvent the platform's messaging system to avoid our fees
• Using automated tools to scrape or harvest listings data
• Engaging in any fraudulent, misleading or illegal activity

6. Limitation of liability

Cavendish Knight is a marketplace platform. We do not verify the legal title to any property beyond the scope of our stated verification tiers. We are not a party to any transaction between buyers and sellers. To the fullest extent permitted by law, our liability for any loss arising from use of the platform is limited to the fees you have paid to us in the preceding 12 months.

7. Governing law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

8. Changes

We may update these terms from time to time. We will give you at least 14 days' notice of material changes by email.
