Selling your home without an estate agent used to feel like a daunting prospect โ the preserve of seasoned property investors or those willing to take a risk. In 2025, it's become mainstream. Platforms like Cavendish Knight have made it straightforward for any homeowner to list, market and sell their property directly, saving thousands in the process.
This guide covers everything: how to prepare your property, price it correctly, market it effectively, handle viewings, and navigate the legal process through to completion.
How much can you actually save?
The average UK estate agent charges between 1% and 3% of the sale price, plus VAT. On the median UK house price of ยฃ285,000, that works out to between ยฃ3,420 and ยฃ10,260 โ a significant sum that goes directly into your pocket if you sell directly.
On Cavendish Knight, you pay a one-off listing fee rather than a percentage. Even with our Premium verification tier at ยฃ79, you're saving well over ยฃ3,000 on a typical sale. That money could pay for your solicitor's fees, removal costs, and still leave a substantial surplus.
Sellers using direct platforms save an average of ยฃ6,200 per transaction compared to using a high-street estate agent charging 2% plus VAT.
Step 1: Prepare your property
First impressions matter enormously in property. Before you take a single photograph or invite a viewer, work through this checklist:
- Declutter every room. Buyers need to be able to imagine their possessions in your space. Pack away personal photos, excess furniture and anything that makes rooms look smaller.
- Deep clean. Pay particular attention to kitchens and bathrooms โ buyers scrutinise these rooms most.
- Kerb appeal. Mow the lawn, clean the windows, repaint the front door if it's looking tired, and clear the driveway. The exterior is the first thing buyers see โ in photos and in person.
- Small repairs. Fix dripping taps, cracked tiles, sticking doors and blown light bulbs. Small defects signal to buyers that the property may have been poorly maintained throughout.
- Neutral paint. If any rooms have bold or unusual colours, repaint in a neutral tone. This costs very little and dramatically broadens appeal.
Step 2: Price it correctly
Overpricing is the single biggest mistake private sellers make. An overpriced property sits on the market, accumulates days-on-market, and eventually sells for less than it would have if it had been priced correctly from the start.
Research comparable sold prices โ not asking prices โ on HM Land Registry, Rightmove Sold Prices, or Zoopla. Look at properties of a similar size, type and condition within a half-mile radius, sold within the last six months. That range gives you a market-supported pricing corridor.
Cavendish Knight's AI Market Intelligence tool analyses comparable listings in real time when you enter your postcode. It shows you the lower, median and upper price range for your property type and gives you instant feedback on how your asking price compares to the market.
๐ก Tip: Price at the median or slightly below for faster sale. Properties priced 5โ10% above market take an average of 47 more days to sell and often receive lower final offers anyway.
Step 3: Photography
Photography is where many private sellers fall short. Estate agents typically send professional photographers โ their images are one of the genuine value-adds of a traditional agent. But a professional photographer costs ยฃ150โยฃ300 and is a worthwhile investment.
If you're shooting yourself, follow these rules: shoot in natural daylight, use landscape orientation, open all blinds and curtains, turn on all lights, and shoot from corners to make rooms appear larger. The Cavendish Knight AI Photo Intelligence tool analyses your uploaded photos and flags rooms that need retaking.
You must also commission a floor plan. Listings without floor plans receive significantly fewer enquiries. Companies like EPC Zone and Floorplan Creator offer affordable digital floor plans from ยฃ30โยฃ60.
Step 4: Get your EPC
An Energy Performance Certificate (EPC) is a legal requirement for all residential properties being sold in England, Wales and Scotland. You must have a valid EPC before marketing your property. EPCs cost ยฃ60โยฃ120 and can be commissioned through any accredited assessor โ you can search the government's register at gov.uk.
Your EPC is valid for 10 years. Check whether your existing certificate (if you have one) is still in date before paying for a new one.
Step 5: Instruct a solicitor early
One of the most common causes of slow sales is sellers waiting until they receive an offer before instructing a solicitor. Instruct your conveyancing solicitor as soon as your listing goes live. Ask them to prepare the draft contract and gather the property information forms (TA6, TA10) immediately, so they're ready the moment an offer is accepted.
Cavendish Knight's verified partner network includes over 500 conveyancing solicitors. You can filter by location and fee transparency, and many offer fixed-fee conveyancing quotes directly through the platform.
Step 6: Manage viewings
Flexibility wins. The more viewings you can accommodate, the faster you'll sell. Use the Cavendish Knight viewing calendar to offer time slots โ weekday evenings and Saturday mornings are the most popular. Consider hosting open viewings on Saturday or Sunday where multiple buyers can attend in a two-hour window: this creates urgency and can trigger competing offers.
Be available but not intrusive during viewings. Point out features, answer questions honestly, and let buyers take their time. After each viewing, request feedback through the platform โ this aggregated data tells you exactly what buyers think and whether your pricing or presentation needs adjustment.
Step 7: Handling offers
When an offer comes in, don't feel pressured to respond immediately. Consider the full picture: the offer amount, the buyer's financial position (are they mortgage-ready? Do they have an Agreement in Principle?), their chain position, and their proposed timeline.
It's entirely normal to make a counter-offer. The Cavendish Knight offer submission tool records all offers formally, with conditions and financial status. If you receive multiple offers, you can request best and final offers from all interested parties.
Once you've agreed a price, the property should be marked as Sold Subject to Contract (SSTC). This doesn't bind either party legally โ that happens at exchange of contracts โ but it signals to the market that an agreement is in place.
Step 8: Exchange and completion
After accepting an offer, your solicitor and the buyer's solicitor will exchange information, conduct searches, resolve any queries on the title, and prepare contracts. Exchange of contracts โ where both parties become legally committed โ typically happens 8โ12 weeks after offer acceptance.
Completion (the day you hand over the keys and receive the proceeds) is usually 1โ4 weeks after exchange. You and the buyer agree a completion date when you exchange contracts.
Cavendish Knight's conveyancing partner network and transaction timeline tool keep you informed of every milestone throughout this process.
